For Higley Unified families
Power Ranch, Adora Trails, and the Recker corridor neighborhoods feed Higley High and Williams Field. If you are coming from Gilbert and want to keep your kids in HUSD without paying inner Gilbert prices, look at the western edge of Queen Creek.
For J.O. Combs and value buyers
Johnson Ranch, Copper Basin, and the southern San Tan Valley corridor feed J.O. Combs. Prices step down, lots can step up, and the trade off is a longer commute and a more rural feel. Worth a serious look if the math matters more than five extra minutes to Sky Harbor.
